Home Performance Inspection
vs
Standard Home Inspection
Standard Home Inspection: A broad evaluation of the property’s condition for buyers, sellers, and existing homeowners. Following InterNACHI’s Standards of Practice, we examine accessible roofing, exterior, foundation, structure, interior, plumbing, electrical, heating and cooling, insulation, and ventilation components. A written report documents observed defects, safety concerns, repair needs, and areas requiring further evaluation.
Home Performance Inspection: A focused evaluation of the conditions affecting comfort and system operation, using building science principles and relevant BPI standards. We examine HVAC equipment, ductwork, insulation, air leakage, ventilation, and moisture concerns, with diagnostic testing selected around the issues being investigated. This service can address a specific complaint or evaluate several interacting systems.
Our Responsibility Is to You
After years of inspecting homes, we understand the pressure that can come with a real estate transaction. When future referrals depend on keeping a deal moving, reporting an uncomfortable finding can feel like biting the hand that feeds you. That pressure should never determine what goes into an inspection report.
At TruResults Home Services, our responsibility is to the client who hired us. We document the conditions we find, explain their significance, and report concerns whether they are convenient for the transaction or not. You deserve a clear account of the home’s condition and performance.
Our inspections and performance audits draw on building science, careful observation, and diagnostic testing appropriate to the service. We stand behind findings supported by evidence and explain where further evaluation is needed.
Trust the science. Trust the results.
Standard Home Inspections
A Standard Home Inspection is a visual, noninvasive evaluation of the home’s readily accessible major systems and components. We examine their condition and basic operation to identify visible defects, deterioration, installation deficiencies, and safety concerns.
For homebuyers, this inspection documents the condition of the property before purchase. For sellers and existing homeowners, it identifies maintenance needs and areas that may warrant repair or further evaluation. Our inspection follows a defined Standards of Practice scope and includes:
- Roofing materials, visible flashing, and roof penetrations
- Gutters, downspouts, and visible drainage conditions
- Exterior siding, trim, windows, and doors
- Decks, porches, steps, railings, and attached structures
- Foundation and visible structural components
- Accessible basements and crawl spaces
- Interior walls, ceilings, floors, stairs, and railings
- Accessible attic areas, visible insulation, and ventilation
- Heating and cooling equipment using normal operating controls
- Visible ductwork and air distribution components
- Accessible plumbing supply and drain piping, fixtures, and water heating equipment
- Accessible electrical panels, visible wiring, and a representative number of outlets, switches, and fixtures
- Fireplaces, accessible chimney components, and visible vent connections
- Garage doors and accessible operating and safety components
After the inspection, we provide a written report documenting observed conditions, significant deficiencies, and recommendations for repair or further evaluation. Any areas or systems that could not be inspected are identified along with the limitations encountered. Specialized diagnostic testing and evaluations outside the standard inspection scope can be arranged separately.

Home Performance Inspections
A Home Performance Inspection is a noninvasive physical of the home, examining the construction details, mechanical systems, and conditions affecting its operation. We apply building science principles to evaluate installation quality, identify deficiencies, and investigate how the building enclosure, insulation, HVAC equipment, ductwork, and ventilation work together.
For new construction, inspections begin while framing, connections, and mechanical installations remain accessible. This provides an opportunity to identify gaps in air barriers, insulation deficiencies, and installation problems before they are concealed. In existing homes, we investigate comfort complaints, moisture concerns, and other performance issues, tracing conditions across the systems and spaces involved.
The inspection scope is tailored to the home and your concerns. Evaluation areas and services include:
- HVAC and ventilation systems
- Attics and crawl spaces
- Building enclosure and air leakage
- Duct condition and air distribution
- Combustion safety
- Insulation type, coverage, and installation quality
- High humidity and condensation concerns
- Odor sources and pathways
- Moisture and water intrusion
- Pest activity and related damage
- Conditions affecting indoor air quality and a healthy home
Diagnostic testing is selected according to the scope and findings. Together, the inspection and testing establish where performance is being affected and guide appropriate improvements.
